The Bravo reality show is returning for season 8 and viewers will witness the demise of Lindsay Hubbard and Carl Radke‘s relationship. The couple called off their engagement in August 2023 — less than three months before their wedding — and cameras were rolling throughout the whole ordeal. Heading into the summer, Lindsay is giving her romance with best friend Carl a real chance, and she’s the happiest she’s ever been. However, Lindsay begins to become activated when a few of her housemates begin to question how fast the relationship is moving. One person who isn’t taking note of the male cast members’ good looks?

Andrea Denver and Winter House’s Kory Keefer will also spend some time with the gang throughout the summer. Additionally, fans will get to see Paige and Craig navigate their long-distance romance. While the Southern Charm star said he wanted Paige, who’s based in New York City, to visit him more in Charleston, South Carolina, she seemed content with their current arrangement. Another storyline teased in the trailer follows Amanda and Kyle’s struggle to become pregnant. "To get engaged right now would be crazy," Danielle told her costars behind Lindsay’s back.

Luke's finally over Ciara and wants to have a summer of fun and romance. No stranger to love-triangles, Luke finds himself getting pulled in different directions and stumbling into his fair share of trouble. Winter House alum Andrea is new to the Hamptons but no stranger to this group of friends. Andrea is excited to spend the summer with Paige, but she may have other plans and with someone he considered a close friend. Though he's known to be a player, Andrea is determined more than ever to find the right girl to bring home to Italy.

"My House" is a song by American rapper Flo Rida from his 2015 EP of the same name. The song was released as the album's third official single on October 13, 2015 in the US. The song samples the drum break from "Impeach the President" by The Honey Drippers.

Flo Rida had been spinning his Miami bass roots and singsong flows into pop-rap gold for a decade by 2015’s My House. This seven-track EP continues the tradition with hits like the manic EDM banger “GDFR.” But the MC shows a newfound emphasis on soulful funk with “Wobble,” which grabs a swaggering vocal loop from early-’60s rock ’n’ roller Little Willie John.

But I actually think that in some ways, that’s not the most helpful way to understanding what Grants Pass is arguing. But I would really point to the sheer number and the range of the people who are petitioning the court to take a look at this case. These are major players in the country who are asking the court for guidance, and the Supreme Court does weigh in on issues of national importance.

"About a year ago, there was something happening and I thought we just need two grand to cover the expense," Jamie, a former dancer from London, told me. "The following day £2,000 landed in my account." My journey into the world of manifestation (the belief that you can attract success in your life through positive affirmations and visualisation) has taken me places I never thought I'd go. We aim to make transcripts available the next workday after an episode’s publication. And their argument is if the court accepts the Grants Pass and Boise holdings, that they will be constitutionalizing or freezing in place and limiting all of these governments from acting. I mean, these are complicated questions that go beyond the Eighth Amendment argument but that a lot of the organizations that have reached out to the court through these friend of the court briefs are asking. People in Silver Lake love to visit the Silver Lake Reservoir.

So if the standard is that a city has to have enough beds for everyone who is homeless but certain kinds of shelters or beds wouldn’t qualify, then what are the rules around that? And the second thing is that they’re asking for clarity around what “involuntarily homeless” means. And so in the Boise decision, that meant that someone is involuntarily homeless if there is not enough bed space for them to go to.

So police started handing out tickets in Grants Pass. These were civil tickets, where people would get fines. And if police noticed people doing this enough times, then they could issue them a trespass from a park.

We delve into the world of manifestation - but will a one-day course help our reporter land some extra cash and an engagement ring? Enjoy our weekend reads, and leave a comment, below, and we'll be back with all the latest personal finance and consumer news on Monday. As the Supreme Court prepares to hear arguments about whether such actions are legal, Abbie VanSickle, who covers the court for The Times, discusses the case and its far-reaching implications. Early on Friday, Israel attacked a military base in Central Iran. The explosion came less than a week after Iran’s attack on Israel last weekend and was part of a cycle of retaliation that has brought the shadow war between the two countries out in the open.

Glendale makes the list of the best places to live in LA

The scale and method of Friday’s attack remained unclear, and the initial reaction in both Israel and Iran was to downplay its significance. World leaders have urged both sides to exercise restraint in order to avoid sparking a broader war in the region. They’re required to attend Christian religious services. And some of the people who I interviewed, who had chronic mental health and physical disabilities, said that they had been turned away or weren’t able to stay there because of the level of needs that they have. And so if you come in with any kind of issue like that, it can be a problem. Well, it sort of depends on the standard that you’re using.

For example, it didn’t have shelters, as you mentioned. So it sounds like, at least in Grants Pass, that this is not really about reducing homelessness. It’s about reducing the number of visible homeless people in the town. This Los Angeles County neighborhood is close to Downtown LA, Venice Beach as well as Santa Monica, which makes it easy to commute to different parts of the city. Another thing that you’ll have easy access to in Culver City is the amazing Kenneth Hahn State Recreation Area.

Just a few of them include Bel Air, Beverly Hills, Central Hollywood, North Hollywood, East Hollywood, West Hollywood, and South Hollywood. You can also find the Hollywood Hills a little further out. You should know that each area has a slightly different vibe, but you can still expect to see celebrities, tourists, and lavish examples of wealth. To enjoy the hustle and bustle of Los Feliz, you’ll want to check out Hillhurst and North Vermont Avenues, which are lined with bars, restaurants and boutiques. There’s great Italian food at La Pergoletta and Il Capriccio on Vermont.

And what exactly is so ambiguous about the Boise decision? Which if I remember correctly, simply said that if someone is involuntarily homeless, if they’re on the streets because there’s no adequate shelter space available, they can’t be punished for that. People in the community started to get worried about what they saw as an increase in the number of homeless people that they were noticing around town. And it’s unclear whether the problem was growing or whether local officials and residents were worried that it might, whether they were fearing that it might. And the courts who heard the case agreed with that argument.

It’s the home of glitz and glamour, but it’s not just a place where movie magic gets made. However, these real people do need to have enough money to afford the rent here. Glendale is also renowned for offering amazing Middle Eastern food. Great eateries include Raffi’s Place and Skaf’s Lebanese Cuisine.

Debates over homeless encampments in the United States have intensified as their number has surged. To tackle the problem, some cities have enforced bans on public camping. A ruling in favor of the homeless plaintiffs would mean that they’ve accepted this Eighth Amendment argument, that you cannot criminalize being homeless.

This area provides easy access to DTLA and Hollywood and surrounding neighborhoods like Echo Park and Angelino Heights, which is great for commuting and checking out the latest in these areas. So the city’s argument is that this just should not be an Eighth Amendment issue, that this is the wrong way to think about this case, that issues around homelessness and how a city handles it is a policy question. So things like shelter beds or the way that the city is handling their ordinances should really be left up to policymakers and city officials, not to this really broad constitutional argument. And so therefore, the city is likely to focus their argument entirely on this very narrow question. So both sides are saying that a city should be able to take action when there’s public disorder as a result of these homeless encampments.

It’s a popular loop trail around a lake that’s a little over 2 miles long. It’s great for both running and walking, and you can even bring a furry friend if your dog stays on a leash. Speaking of dogs, the Silver Lake Dog Park is also a great place to bring your pup. As you start to explore Hollywood as one of the places to live in LA, you should know it consists of several areas.

Tansy started practising manifestation in 2018 after going through a difficult period in her life. She eventually quit her job in events management and started teaching others how to do it successfully. The 43-year-old also believes he manifested his husband Fiongal after being diagnosed with cancer. While going through treatment and dating "a lot" of people, he decided to take matters into his own hands, or rather his own head, and started visualising his perfect partner.

Timeline For Closing On A House

how long does closing on a house take

While the home closing process usually takes 30 – 45 days, you should be prepared to close as quickly as possible. Closing in 30 days is ideal, but it’s usually only possible if the buyer’s financial readiness isn’t a barrier and no issues are discovered during the appraisal and inspection of the seller’s home. Standard mortgage loans took an average of 49 days to close in September 2021.

What to Expect When Closing on a House

On closing day itself, the homebuyer must sign lots of paperwork that finalizes the deal. Often there are many other parties present for closing day, including the seller, the lender, real estate agents, the closing agent and often an attorney who will also review the paperwork being signed. An appraisal is a professional assessment of the worth of the home you’re interested in buying, ordered by the mortgage lender.

With the right agent, taking on the housing market can be easy.

And if you’re getting a 15-year fixed-rate mortgage then you’re in even better shape. You’ll be able to pay off your mortgage in a reasonable amount of time. It’s time to prepare yourself for other potential delays that could hang up your ability to close on a house. These problems could happen any time after your offer—even up to and including the day of your closing. When you’re this close to owning a home, you don’t want to do something dumb to mess it all up. So make sure you have a solid team on your side, starting with an experienced real estate agent if you don’t already have one.

How Much Money Do You Need To Buy A House? A Cost Breakdown

From opening an escrow account to hiring a real estate attorney, all involved services and entities cost money. These costs can snowball into a lot of cash if you aren't careful. For instance, home and pest inspections are crucial to prevent you from buying a property with hidden—and costly—problems. But many such services take advantage of consumers' ignorance by charging high fees. Closing costs are the fees and expenses you must pay before becoming the legal owner of a house, condo or townhome. You can expect to pay 2 to 5 percent of the mortgage loan in closing costs.

Submit earnest money: 1 day

Use this calculator to estimate closing costs based on your home’s sale price and other purchase details. Homeowners insurance provides financial protection if the home is damaged by fire, severe weather, vandalism, or other incidents. Your lender will require you to have a policy, as it has a significant financial stake in the property. You walked through countless houses before finally finding the one you wanted. You stressed over how much to offer, then sweated while waiting for the seller to accept.

The Process for Buying Land with Cash in 11 Simple Steps

Plus, it saves a lot of valuable time, and you can avoid some frustrating back-and-forth with your lender. Sanchez says buyers who come into the application process prepared tend to hear back from their lender quicker. Ideally, before you reached this step you obtained preapproval for a mortgage and crunched the numbers to make sure the home is within your approved budget.

How long each closing step takes

Delays are more likely when mortgage application volume is high, because anyone working on your closing can get backed up with too much work. It can be hard to schedule an appraisal or a home inspection if those professionals are booked solid. Many people trying to buy a home or refinance during the pandemic had this experience.

A cash offer can also work in your favor if the owner has put in an offer on another home, and they need a solid offer on their home to move forward. Underwriting is the process of evaluating your file and making the final decision on your loan. In the worst-case scenario, the underwriter could find an error or discrepancy on your application the loan officer didn’t see, and you won’t qualify for the loan. At the very least, you’ll likely be hit with a ton of document requests once you’re under contract. After you’ve submitted your application with all its documentation, the ball is in the lender’s court. They’ll need to go over your documentation with a fine-toothed comb and make sure everything is complete, legible, and correct.

You should also bring a list of important contacts in case any issues come up. This may include your real estate agent or attorney, if they’re not present at closing. Earnest money is the money you put down to show the seller you’re serious about buying their home and protects the seller if you were to back out of the deal. The money is held in an escrow account until the deal is completed, then applied to your down payment or closing costs. Thoroughly reviewing this document is one of the most important steps you’ll take when closing on a house. You’ll want to compare the Closing Disclosure to the loan estimate to make sure there aren’t any discrepancies.

Here’s a list of 15 questions you should ask before buying a house to make sure you wind up with a good deal. After sifting through home listings, ensuring your offer was competitive, and jumping through financing hoops, your offer was finally accepted on a house that’s just right for your family. In addition, ask the seller what homeowners insurance they have since you may be able to get a policy through their insurer more easily. That’s a non-arm’s length transaction that can have tax and legal implications. Based on the information you have provided, you are eligible to continue your home loan process online with Rocket Mortgage. If you're willing to speak up and stand your ground, you can usually get junk fees and other charges reduced or eliminated before you go to closing.

Finally, check to see that nothing included in the purchase agreement was removed. If possible, it is advisable to lock in the interest rate for the loan in advance. That prevents you from being at the mercy of market fluctuations, which could cause rates to rise before you finalize your property purchase. Even a 0.25% rate hike can significantly increase your monthly payments and the amount of time it takes to repay the mortgage. If you’re getting a mortgage, whether you’re buying or refinancing, your lender will order a title search and you’ll have to purchase a lender’s title insurance policy. You’ll have the option to purchase an owner’s title insurance policy, too, which experts recommend doing to protect yourself.

The escrow disclosure, detailing the charges that will be incorporated into your monthly payment for taxes and insurance. For sellers, the faster they sell their property, the sooner they can stop paying the mortgage and upkeep. This can be especially important if they have already purchased a new home and are carrying both mortgages for the time being. If a major problem is found, the buyer might ask the seller to make repairs before closing — or might even want to back out of the purchase altogether. Loan approval can take a month or longer when closing on a house, so it typically comes through toward the end of the closing process. This is the last major piece that needs to fall into place for your closing to wrap up as scheduled.

Without the mortgage paperwork to sign, this should be pretty simple — less than an hour, and you’re finished. But Pohl has seen some closings where the buyer was paying cash drag on for more than three hours because of improper purchase agreements. As a buyer, you have several responsibilities during the closing, including getting approved for your mortgage, acquiring title insurance, and readying your finances for the final sale. You should also avoid doing anything that could negatively affect your cash flow and credit score. The amount of time a home spends on the market before selling varies widely depending on your local market.

The goal of this step is to let the buyer inspect the property at their leisure, without feeling pressure from the seller. “Counter-offers can go back and forth between the buyer and seller until they settle on agreed upon terms,” says Horner. “This back-and-forth might be succinct and tied up in a day or two. Closing costs vary and are often estimated at 2% to 5% of the home's sale price.

Closing On A House: A Step-By-Step Guide

how long does closing on a house take

Five homebuyers tell us how they chose which neighborhood to commit to in Greater Los Angeles — no small feat. If you recently became a first time home buyer — or are planning to buy a home for the first time — The Times would like to hear from you. County residents own their home; that’s a tragically low number, but it makes your purchase all the more impressive. Essentially, you’re ensuring that the house is in the same (or better!) condition that it was when you agreed to buy it. The turnaround times for underwriting vary drastically from lender to lender, depending on what the underwriter has on their plate. Unless provisions are made in the purchase contract, the seller should leave behind anything permanently affixed to the home or anchored to the yard.

What Do I Need to Bring on Closing Day?

how long does closing on a house take

He estimates that on a $200,000 house, you could save between $5,000 and $6,000 in closing costs. In a competitive market, paying cash could help you beat out other homebuyers. Sellers tend to prefer all-cash offers because those deals close more quickly. Byron Ford, an agent in New Bedford, Massachusetts, works with 76% more single-family homes than other agents in his area. Given the persistent low supply of homes on the market over the last few years and rising interest rates, he’s seen a sharp uptick in cash offers.

Understand your closing documents

Depending on your loan, your down payment could be as little as 3% or as high as you wish. If you have a government-backed loan, like a USDA or VA loan, you may not have a required down payment. Lender credits are provided by the lender to absorb your closing costs in exchange for paying a higher interest rate. This could be a good option for cash-strapped buyers who may not have a ton of money to pay closing costs. However, a higher interest rate means you’ll pay more in interest over the life of the loan.

Time to Close When You’re Buying a House with Cash

Getting started early can help you stay on track with your home buying timeline. Even if your documents are confirmed to be in order after underwriting, you may receive additional requests for documentation. The ask for more paperwork typically occurs during the conditional approval stage. Speak with your lender and have your documents ready to help expedite the process. ELPs are some of the best agents in your area and must close at least 35 homes per year or more homes than 90% of the other agents in your market to be in our program. That means they’ve probably been through any closing scenario you could imagine!

However, some lenders advertise closing timelines that are far better than average by pre-underwriting your mortgage, an up-front process that is more in-depth than preapproval. Similarly, if a lender finds an issue with the buyer’s financial situation, it might deny their mortgage application. But if it doesn’t, finding a new lender will definitely slow things down. According to the ICE Mortgage data, conventional loans move slightly faster (43 days) than FHA loans (45 days), for example. Tack on the 20 days on market before that point, and the home sale would take around two months to complete, from listing to closing.

Home-Closing Delays

In some cases, violating terms of the purchase agreement allows the seller to keep your earnest money. Earnest money could be a flat amount or a percentage of the total sale price. Your agent can help you find a title company to handle the title search, and title insurance, which is always recommended. This task can happen while you’re obtaining the funds verification (if you didn’t do that in advance), as your bank will need information on where to transfer the money. That means the market remains fairly competitive, which is reflected in both persistently elevated home prices, despite the economic downturn, and the ongoing ubiquity of cash offers. NAR reported in November 2023 that cash offers made up 29% of buyers had all-cash sales, up from 26% last year.

Your Credit Report Changes

Specialized inspections, such as a sewer scope or radon testing, might take more time. While this typically takes just a few days, if the home has been through a foreclosure or short sale, it could take longer. Read and re-read all documents you send to your lender for errors. And when the lender makes a request, try to get back to them quickly. The quicker you get all your perfectly prepared documents in, the quicker you’ll close.

How to Prepare for Closing on a House

Some lenders provide what’s called an upfront underwrite, meaning they have an underwriter review your application and vet your financials before issuing a preapproval. If there are any errors, missing documents, or inconsistencies, then you can expect to hear from the lender, who will request any necessary follow-up documentation to straighten out the confusion. Once they have everything they need, the lender should make a decision about whether they’ll agree to preapprove you for a mortgage loan, and how much they’re willing to loan you. It should take you around 30 minutes to fill out an online mortgage application — that is, provided you have all your documents in order. Preparing the documents could take minutes or days, depending on how organized you keep your finances. When you apply for a mortgage, you’re allowing the lender to probe into your financial history.

Largest buyer closing costs in LA

You probably even included the preapproval letter in your offer to make your bid stronger. Amid the highly competitive housing market of the past few years, it was not unusual for sellers to have their pick of multiple offers. Bidding wars were common, and many buyers were leading with their “highest and best” offer upfront in order to stand out from the competition, says Horner. After making an offer, you may feel like you’re stuck in a holding pattern waiting for the seller’s reaction. The wait can be stressful, but be patient — the ball is now in the seller’s court.

how long does closing on a house take

Both buyers and sellers pay closing costs, however the amounts and types of fees are different for each. However, it’s not a comfortable feeling to buy a house for more than it might be currently worth. A seller might have intentionally left something off the seller’s disclosures (in states where those are required), or tried to conceal a major defect.

Your agent will also be helpful in making sense of any complex legal language. A title search and title insurance provide peace of mind and a legal safeguard. They ensure that when you buy a property, no one else can try to claim it later. A title search is an examination of public records to determine and confirm a property’s legal ownership and find out what claims, if any, exist on the property. If there are any claims, they may need to be resolved before the buyer gets the property. Don’t open a new credit card or take out another loan, and don’t run up the balance on any of your credit cards during the closing process.

(Yes, you read that right.) After weeks of waiting, you may be tempted to breeze through all the confusing legal jargon just to be done. Read each page thoroughly, and don’t be afraid to ask questions if something doesn’t add up. Cash to close is the total amount of money – closing costs included – that you need to bring on closing day.

Other major problems like mold, foundation issues, and major electrical or plumbing problems need to be fixed too. These are expensive to repair and indicate potential ongoing problems with the home. If you made your offer on your new home before you were preapproved for a loan, your bank will now begin digging into your finances to determine how much they’re willing to lend you. Adding cash to make up for a low appraisal means you’ll likely have to live in the home longer for its value to recover. If you can’t negotiate a better deal with the seller, your safest bet may be to let the home go. Another reason closing could be delayed is if you aren’t up-front with your lender about all your payment obligations (like child support).

It wore well for three hours and felt hydrating over time. Charlotte Tilbury Enchanting Kiss Hyaluronic Happikiss Colour Balm ($34.00 for 0.08 oz.) is a brighter, medium pink-coral with moderate, warm undertones and a high-shine, glossy finish. It had semi-opaque color coverage, which was slightly more coverage than marketed, that applied somewhat evenly. The Kissing formula is supposed to be pigmented and luminous, while also being hydrating. It has a creamier, lightweight consistency that's comfortable to wear and to apply with a moderately hydrating formula to back it.

Velvet Underground Kissing Lipstick (£23.00 for 0.12 oz.) is a bold, brightened fuchsia pink with cool, blue undertones and a satin finish. It was incredibly pigmented, and it applied and wore beautifully for a solid six and a half hours, plus it left behind a stain that lingered for a couple more hours. It was neither drying nor hydrating while worn; it seemed slightly moisturizing initially but at the four-hour mark, it just seemed neither drying nor hydrating. The Charlotte Tilbury Gorgeous, Glowing Beauty Instant Look in a Palette is such a pretty easy to wear palette I think it should be permanent!

I think every color in the Gorgeous Glowing Beauty palette is wearable and great for the more conservative beauty lover or for those who feel like they don’t know how to wear makeup. It’s truly easy to wear with easy to follow steps for a full face look and I do think it’s beautiful! At $75 it is fairly spendy, I bought mine during the Sephora Holiday bonus event for some savings. When I previewed shopping the palette in store a lot of you asked how it compares to The Dolce Vita quad (now renamed The Bella Sofia), swatches below. There are definitely similarities in two of the shades, I find the individual quad has more color payoff on the eyes.

Christine Mielke is the editor-in-chief and has been reviewing products for over 14 years. The average rating based on all reviewed shade(s) in this formula is shown below. You can find the Charlotte Tilbury Gorgeous Glowing Beauty Palette out now. I do believe it’s limited-edition like all of her other palettes. I bought mine at Sephora and it’s sold out there online, but still available at other places like Nordstrom, Charlotte Tilbury, Bloomingdales and Beautylish to name a few. HappiPetal was the one I was actually referring to in the previous post.

The formulas in this palette itself are much better in pigment and color payoff significantly compared to the first ones she launched. It’s still a very natural looking but I think colors are deep enough for even medium tan skin tones. It’s neutral in undertone to me making it a lot more wearable than her previous Beauty Glow Palette from 2017. Colors are soft but buildable, I think with the texture it’s easy to blend and impossible to overdo. It didn’t have as much slip as I would have thought, but this helped it sit better on my lips and have better longevity. It had rich color coverage that adhered somewhat evenly to my lips and seemed to fill in a few of my lip lines but didn’t smooth them all out.

They are allowed also to modify or cancel the upgrade (until 2 days prior departure) if the offer is not been accepted by RCI and their credit card is not been charged. Group bookings are also included but without a guarantee that all reservations will be upgraded.

St. Croix: Powerboat Ride to Buck Island

In recent years, Royal Caribbean has built up a big business selling cruises out of China ports such as Shanghai and Tianjin (the port for Beijing) that are aimed squarely at the Chinese market. They offer Chinese-language programming, and Chinese-centric food and activities. However, Royal Caribbean also markets some Asia voyages to North Americans. The giants of cruising to Alaska are Princess Cruises and Holland America, which are sister lines to each other that control a large percentage of the market. Still, Royal Caribbean has a significant presence in Alaska, and its big, activity-filled ships are popular with families looking to visit the destination. Look for overnight ports in Bangkok and Phuket on Royal Caribbean’s Spectrum of the Seas, sailing from Singapore throughout 2022 and 2023.

Another sanctuary is Echo Parrot in the North End, which is home to one of Bonaire's most popular birds, the yellow-throated parrot. Known as the loquacious lora, the bird is endangered and therefore protected.

If your flight options are much better to Miami over Fort Lauderdale, though, flying into Miami may be a better option. If this is the case, be sure to leave extra time on your cruise embarkation and disembarkation days to ensure you arrive at the port and airport with plenty of time to spare. Flying into Fort Lauderdale-Hollywood International Airport is the most convenient option for those flying to Florida before their cruise. With over 130 flights to domestic and international destinations, Fort Lauderdale’s airport has plenty of direct flights to choose from.
